{"id":10023,"date":"2015-06-24T06:30:07","date_gmt":"2015-06-24T13:30:07","guid":{"rendered":"http:\/\/bensettle.com\/blog\/?p=10023"},"modified":"2015-06-24T06:30:07","modified_gmt":"2015-06-24T13:30:07","slug":"the-risks-of-taking-real-estate-advice-from-elbenbo","status":"publish","type":"post","link":"https:\/\/bensettle.com\/blog\/the-risks-of-taking-real-estate-advice-from-elbenbo\/","title":{"rendered":"The Risks Of Taking Real Estate Advice From elBenbo"},"content":{"rendered":"<p>Before I get into the meat of this email, an admission:<\/p>\n<p>I know jack about real estate.<\/p>\n<p>I&#8217;ve never sold a house or even bought a house.<\/p>\n<p>And, I&#8217;ve never studied anything specific about the industry\u00a0outside of attending a mastermind in April with a bunch of real\u00a0estate investors (mostly) in the room, and maybe a trick or two\u00a0rubbed off on me.<\/p>\n<p>Anyway, that said, my dad recently sold his house.<\/p>\n<p>And, before it sold he wanted my opinion on the listing.<\/p>\n<p>I thought it was great, the photos were great, and the overall\u00a0pitch was great\u2026 except for one thing. And that one thing is, it\u00a0said it was 3 bedrooms when, in reality, he has two bedrooms and a\u00a0little room he uses as an office that *could* be turned into a\u00a0bedroom (by putting a wall up), but isn&#8217;t technically one now. His\u00a0real estate agent said it&#8217;d give him way more leads (and I\u00a0agreed) saying that. But, the problem with it was, he set up\u00a0his visitors to be disappointed. If they went there thinking it&#8217;s 3\u00a0bedrooms and it&#8217;s really not (technically), how can they feel\u00a0anything but disappointment and that maybe they wasted their time?<\/p>\n<p>On the other hand:<\/p>\n<p>I suggested saying it&#8217;s 2 bedrooms.<\/p>\n<p>That way, the only leads that show will be expecting that, but then\u00a0possibly pleasantly pleased when they see it&#8217;s more like 2+\u00a0bedrooms.<\/p>\n<p>It&#8217;s the age-old &#8220;under promise, over deliver&#8221; thang.<\/p>\n<p>Which, he started dabbling with.<\/p>\n<p>Anyway, did it ultimately help him sell his house faster?<\/p>\n<p>No idea.<\/p>\n<p>(I should ask him about that&#8230;)<\/p>\n<p>But, if home buyers are anything like other buyers, methinks\u00a0it didn&#8217;t exactly hurt.<\/p>\n<p>Again, elBenbo ain&#8217;t no real estate expert.<\/p>\n<p>(Not even an ex-spurt)<\/p>\n<p>But, we shall see.<\/p>\n<p>Now, let&#8217;s get down to some bid&#8217;niz.<\/p>\n<p>In exactly one week the July &#8220;Email Players&#8221; issues goes to the\u00a0printer.
